Let’s jump right in This home tour came straight to our emails via Domino a few weeks ago and we immediately said, ooh this would be a fun one for the link up. It tours you through the healthiest condo in Canada, yes it’s healthy. Because the design firm Evolved Living designed it by answering this question: “How can your home best support your health and well-being?” Now THAT is something you don’t see often. It’s super sustainable, got lots of chemical-free fabric and you won’t be disappointed by the secret sauna. It’s so fun, electric, and very timely for me since I just ask all of you what I need to about for future teen Charlie and Elliot’s spaces in the farmhouse. From Jess: So a very, VERY exciting package arrived at my doorstep the other week and it was Material’s Coated Pan. Now I did get a set of stainless steel pots and pans for Christmas but I really haven’t perfected how to cook with them and not have e.v.e.r.y.t.h.i.n.g stick to the bottom badly. Y’all I’ve been pre seasoning. WHAT AM I DOING WRONG?? So this little pan has made my whole life exponentially better. It cooks like a dream, nothing sticks (and apparently last 37x longer than ceramic whaaa?), and doesn’t have the harmful materials in that coating (which is why I asked for stainless steel for Christmas). Anyway, if you need a seriously great pan that can handle high heat, go get this one! Also From Jess: Also From Jess: Did you all see that Framebridge just came out with an indigo blue wood frame?! I’m seriously in love and think it’s SUCH a cool what to add to great (but still neutral) color pop to your wall. The MOTO wheels are a turning my friends:) From Caitlin: OH MY GOSH, Blown Away is back for season 2!!! I got hooked on this one after someone from the team recommended it to me last year, claiming that it had the perfect mix of innuendo and skill. This season is EVEN BETTER – imagine the camaraderie and feel good-ness of The Great British Baking Show combined with like, the heart-pounding drama of a harness-less tightrope walk. Pieces shatter ALL THE TIME (seemingly right before the completion of challenges, so there’s real tension), the contestants are all so lovely (even the arrogant ones are likable, somehow) and the finished products are UNREAL. My favorite contestant was Andi – y’all GOTTA check out her shop here (I’m deceased over the platter set). Does anyone else wanna talk about the show???? Also from Caitlin: The Particulars of Peter. I’M CRYING. The best book about loving a dog. It’s a breeze to read – I was real into the preface and then totally sold by the first line of the first chapter: “What did I do before Peter? I’m trying to remember. I have to imagine there were things. I did computer, I guess. Typed. Sat alone. Shuffled around the apartment in stockinged feet. Made dinner and ate it while doing, what? Looking at the wall? And who did I feed a noodle to? No one?” (GAHHH. I’M CRYING AGAIN. You can preview the first few pages here but beware because you’re gonna be like “I NEED TO KEEP READING THIS STAT.”) You can buy via a local bookstore here or from a certain unnamed conglomerate with very fast shipping here. From Ryann: A month or so ago I asked for your advice on whether or not I should buy an exercise bike. My worry was I would buy it and use it a few times and then get over it, leaving me with a huge piece of equipment in my already cramped apartment that has no storage. Well, I am happy to say I purchased this one and am extremely happy I did. I’ve been using it everyday and love how non threatening it is (I am not a very enthusiastic exerciser if you couldn’t tell). Every morning I bring it out into my living room and I will use it for 20-30 minutes and then throughout the day I’ll hop on it when I just want to get my body moving. It’s no Pelaton but it’s a steal for the price and perfect for my light weight workout needs. From Albie: I’ve shopped Legendary Rootz one time before this — a glass mug that reads “you cannot your from an empty cup” — but when I saw an IG ad on my feed for one of their doormats, I couldn’t press “add to cart” fast enough! Aside from actually needing another doormat, it was the perfect excuse to support a Black business. When I got the mat — plus some new tops — in the mail I was super geeked. The quality, honestly, blew me away because really good quality doormats are actually hard to come by these days. The size, the backing, and the design… none disappointed! If I actually had somewhere to put em, I’d probably order more. From Mallory: We drink sparkling water religiously in our household (like 12 a day) and because of that, we’ve made it a mission to find THE BEST flavor. We’ve tried La Croix (of course), Buble, Spindrift, heck we’ve even tried Kroger seltzer waters. This week we found THE ONE. Like I would marry it. It’s Aha’s peach honey sparkling water and it is THE MOST DELICIOUS beverage I have EVER consumed!!! Not joking, get your hands on one of these because they will change your life. K bye! Also From Mallory: Would you try this everything but the bagel ice cream??? The website describes it as “cream cheese ice cream with everything bagel gravel.” YES GRAVEL. Idk about you but I yacked a little just thinking about it but a part of me also wants to try it. Thoughts?? So that’s all for this week! This post (and the upcoming Valentine’s Day) may as well be sponsored by Bridgerton. Listen, being quarantined we all know that keeping the spark up can be challenging – so much time together, in sweats, and if you have kids it’s even harder. Regardless of your relationship status, if you are looking for ways to feel more comfortable and sexy without the straps and cuffs (certainly no judgment here), then the EHD team has collected some ideas for you, from those of us who are comfortable enough/had something to share. And if the idea of this post makes you uncomfortable (or if you are our dads) just come back tomorrow – we think that normalizing female conversations around having a healthy sex life is a good thing, but I get that it’s not everyone’s cup of tea. I’ll go first. Pre-game ProductsBubble Bath | Razor | Wax Strips | Tanning Lotion | Lotion | Shimmer Oil & Bath Oil I want to feel smooth and soft, so I normally use a dry brush to exfoliate then in the bath (I love this bubble bath after trying 16), I shave with this razor, I just got this waxing kit I’m going to try soon (I’m scared!) and then I use this lotion which smells SO GOOD. I also generally put on this tanning lotion (don’t forget the mitt) once a week in winter (more often in summer) to give me a bronz-ey glow that makes me feel good. But it does have that self-tan scent so I’d recommend applying it a day or two in advance then showering and putting on your scent. I also love putting this Aqua Parma on after that which gives a shimmer that is so pretty and subtle. Also a huge fan of Jo Malone bath oil. To Wear (Or Not To Wear)Besides the super special occasions (which are hard to do in Covid) I need to feel super comfortable. I just recently bought 3 pairs of the same pajamas (that I’ve been raving about for over a year) because they are so thin, SO soft, and cozy (HOT TIP – the fabric ‘modal’ is what I look for now). And while I think that no Cis male (or any male) would consider those “sexy”, per se, they are so thin and soft and cut in NOwhere (and easily come off), so for the less suspecting/planned nights, these are great. But for Valentine’s day (and for this post) I did a LOT of shopping online and found so few that I felt were flattering and yet comfortable and “me”. If you want to know what I bought and kept – what I found comfortable (I can’t with the underwire right now) and flattering it’s THIS romper and this top and bottom set. I also love the lines of this set that looks soft and pretty that I ordered but haven’t received yet. The Shocking “Sleepwear” WinnerSpeaking of unsuspecting…last year I got a cami and underwear set in a swag bag from a press party and I only opened it a couple months ago. I quite literally couldn’t believe how soft, thin and forgiving they were. When I looked at who makes this magical set it said ‘Jockey’ and I was like ‘well surely this is a collaboration with Goop or Doen or something’ but nope. They are REALLY thin, stretchy, and soft (not tight AT ALL, but not baggy – I don’t get it). I bought 3 sets and they feel like soft naked butter on your skin – Brian LOVES them despite how boring they are. AND they stay put! It’s not like they are so loose that they ride up, they are just so comfortable you don’t notice them in any way. Not too loose, not too tight – the sisterhood of the traveling cami set for all of us. To Set The MoodBedding: Brooklinen percale sheets and duvet are my normal crisp, cool, and super soft go-to. I recently tried Buffy eucalyptus duvet and insert are both super comfortable if not more slick (not satin, but definitely more slick if that makes sense). And if you like the linen feel EHD loves the Casaluna line (but Brian prefers percale over linen). From Arlyn:Matte Lipstick | Bra & Underwear | Perfume Nars Velvet Matte Lipstick Pencil in Cruella: It might be a bit silly to slather on lipstick for myself and my four walls (well, and my husband), but I did this a few weeks ago and felt more myself than I have in 10 months. I felt powerful, confident, sexy. Cruella has been “my” color for the better part of seven years, and on days where I feel plain and meh, it sets me right. From Ajai:Cleansing Towelettes | Candle & Perfume | Lip Stain Neutrogena Hydro Boost Cleansing Towelettes: If I can be candid about the situation, after having a child, personal hygiene can be tough to maintain. Handling a newborn makes me forget what day it is and if I took a shower, so these hydro boost cleansing towelettes have really come in handy. If my face and neck get sweaty throughout the day I love whipping these babies out. I can even use them to wipe off the breast milk that lives everywhere on my skin. These towelettes leave my skin glowing – my husband compliments me after almost every use. I smell, feel, and look good (sexy) after I use them. Le Labo – Santal 26 Candle & Le Labo – Bergamot 22 Perfume: When I gave birth to our little one I had a c-section, so I’m not able to take baths to relax as I continue to heal. That said, scents have always been a big deal to me and I’ve been getting my fix with candles and perfumes. I love lighting my Santal 26 candle, in addition to (when I am able to take a shower) spraying on my Bergamote 22 perfume. Both of these scents make me feel so good, confident, and sexy. Sephora – Cream Lip Stain – 27 – Black Cherry: Nowadays, I love putting this on for zoom meetings and FaceTime calls with friends and family. This color makes me feel like a real boss-lady and a darn sexy mama. It’s very chic, perfect for fall and winter, and I get so many compliments on this color when I wear it. From Ryann:Button Up | Body Scrub | Underwear Oversized Button Up: This is going to sound pretty funny, but I recently bought a striped oversized men’s button up from Goodwill that’s super soft and comfy and turns out I feel effortlessly sexy in it. I’ve tried the lingerie thing and sure, it’s fun but sometimes it feels too performative and without a little liquid courage, it’s hard to not feel silly/self-conscious. So, a button-up with pretty underwear is my go-to and makes me feel cute and sexy. Body Scrub: This body scrub is nothing special or fancy, but I got it for Christmas and both my fiancé and I love how it smells plus it makes my skin feel really soft. For some reason, I am really lazy about putting body lotion on, but when I use this scrub I love following it up with body butter so I feel extra pampered. Parade Underwear: There’s a good reason this brand is all over Instagram. I have three pairs but I wish I had a hundred because they are so soft and comfortable and I think I feel best when I am just walking around my apartment in a little t-shirt and these undies. The mesh side detail is also very cute and sexy. From Rashida:Lipstick | Top | Curling Wand Lately I’ve been retiring my natural curls for wand curls, and it’s created a new woman, a new identity that makes me feel very sexy. Package the wand curls with my favorite matte red lip, and my black squared neckline top, and you can’t tell me nothing!! From Mallory:Cowl Neck Top: If there’s one thing I LOVE this a cowl neck top. If you’re in my club, IBTC (itty-bitty-titty-committee) this one is for you. Wearing a big ol’ pushup bra can make me feel sexy but NOT wearing a bra can also make me feel sexy (plus it’s wayyy more comfortable). I love wearing cowl neck tops like this because they’re low-cut without being like uh your boobs are out PLUS the fit of the shirt automatically gives you extra zhuzh up top. I wear this all the time (even in Covid). Bra: On the flip side, a bra with some padding makes me feel sexy since it’s basically doubling the size of my ladies. This one from the one and only Victoria’s Secret is great because it comes in lots of colors and fits in the comfiest way (especially for a push up) From Sara:Lip Stain | Perfume Oil | Earrings Multi Benne Stick: This lip stain from NOTO is a little dark, really soft, and kissable, and exactly what I swipe on for date nights. Stargazer Lily: Mac got me this perfume oil for my birthday this year, and I find myself rolling it on right before I get into bed all the time. It’s a really sensual, deep heady floral scent, but it’s not overwhelming. To me it smells like a humid summer night – think “The Notebook” Huggie Hoops: I bought these for myself a few months ago, and haven’t taken them off since. Wearing gold hoops makes me feel close to my mom, grandma, and female relatives in Guatemala (where my first pair of gold hoops were sent from as a baby gift when I was just 3 weeks old). A pair of gold hoops are a part of my daily armor, and make me feel very much myself. Well, there you have it. All the scents, intimates, clothing, jewelry, etc that make US feel good and sexy. You all were so helpful with the ‘how to design for rainy weather‘ last week that I thought I’d try another one. The other day my brother’s architect, Annie, off-handedly said that teenagers don’t like sitting in dining booths as if everyone knew this. This was news to me… like WHY? I thought everyone liked to sit in booths. Is it the lack of independence? The having to ask someone to get out so you can get out? I didn’t know! Then earlier this week a lot of you chimed in that our kids would NEVER do homework in the upstairs landing which I totally understood, but wouldn’t have known. So with the world renovating right now, it seemed like there is a lot of information that those of us with small kids could use, to help us design the best home long-term for our aging family (remind me never to say ‘aging family’ again). What else am I not thinking about? (By the way, the kids are in a Peter Pan phase and at first, REALLY didn’t like the above photo because they don’t want to grow up, but then wanted to see it like 10 times and were laughing hysterically by the end – excited to talk to their future therapist about this one!). For instance, with toddlers, you really want open cubbies for toys so they can see them, but now that the kids are older we all like more closed storage that is easy to access. I’ve heard that kids shouldn’t be in full beds or it will make transitioning into a twin bed (in dorm rooms) difficult which I had never thought about (and frankly I’m unsure about – we are Team Big Bed over here). When renovating do you think about them sneaking out? What about their need for privacy? How much privacy? How about the fact that we’ll have two kids of the opposite gender sharing a bathroom. Any advice for that? You know how older folks don’t like sitting in ‘lounging sofas’, are there types of furniture that teenagers tend to like or dislike that you can’t predict until you have them? I’m not down to placate my kids, coddle them with an easier life they already were given, but if there are warnings or ways to improve my life as their mom, well, I’m listening. Here we go:

You may already know this because I’ve written about this subject a billion times, but for those of you just tuning in here’s all you need to catch up: I live in an apartment with my fiancé and dog and we have only a single, very small closet for storage. Basically, wherever you can fit a bench I say go for it–especially if you are desperate for more storage–just make sure to vary your surrounding furniture so there you have a variety of heights and sizes (i.e. you wouldn’t want to put a storage bench next to a media cabinet or credenza that is of the height/width). 1. For example, the bar cabinet I have stores my fiancé’s clothes and some toiletries which actually works out wonderfully since he gets up before me. When it comes to popcorn ceilings, however, it’s a design element that I’ve had more of a tolerate/hate relationship with. While I understand why popcorn ceilings were once upon a time a thing, no one can convince me now that they’re anything more than an eyesore…and sometimes a literal pain. I remember the basement of my sister’s house having popcorn ceilings — really LOW popcorn ceilings. I still have scars from many of the times my knuckles scratched the sharp popcorn ceilings every time I stretched. I am happy to report, by the way, that those popcorn ceilings have long been dealt with. When we bought this house, we noticed that many of the rooms had popcorn ceilings — not the sharp, jagged type, but popcorn ceilings nonetheless! We knew it was something we were going to want to deal with immediately or sooner; and by deal with, I mean get rid of. Oh, how naive we were! Both my husband and I started to do some research on what our options are when it came to dealing with and/or removing popcorn ceilings. We quickly realized that it was not going to be the easy-peasy project we imagined. It was a crash course in all things popcorn ceiling — lessons neither one of us expected but information is power. WHAT IS POPCORN CEILING AND WHY WAS IT EVER A THING?I’m sure all of us here know exactly what popcorn ceilings are when we see them. It’s a heavily textured ceiling treatment — think stucco — that’s most commonly sprayed on. While us millennials may not ever care for popcorn ceilings now, they had a purpose once upon a time. In most cases it was done for one of three reasons:
Because it’s such an old school technique, with it, now comes the added concern of asbestos aka the reason most people don’t even think about touching popcorn ceilings — the last thing anyone ever wants to do is disturb asbestos. ASBESTOS INFO: If you do end up having asbestos in your ceiling DO YOU RESEARCH (especially if you are going to DIY). Every state has different rules for how to properly dispose of it and you also have to wear a respirator. Taking into consideration the house, we knew there was a slim chance that there would be asbestos in our ceilings — the Clean Air Act banned asbestos in ceiling treatments and the house is from the 80s…but anything is possible. DECIDING IF TO DESIGN AROUND OR REMOVE POPCORN CEILING?The house has popcorn ceilings in all the bedrooms, the living room, the dining room, and the study (even though at the time, it was supposed to be the media room). The living & dining room (and entryway) share a high pitch, while the other rooms are simple flat ceilings. When we quickly considered all the removal/cover up options — I’ll get to that later — we knew that tackling all 5 spaces at once would be astronomically pricey & even more than that…inconvenient. In a perfect world, this is something we would’ve preferred to have done before moving in, while the house was still empty. Living in the house, however, changes what we wanna tackle. Since our timeline between closing and moving in was cut drastically short, tackling on the popcorn ceilings at once was off the table. Instead, we decided we would do it in phases… Phase 1: Media Room (DONE!)This room would be painted dark, so the popcorn ceiling would have to go to accomplish to look. It would not only look more seamless, the last thing we want to do is risk it looking janky trying to apply black paint over a heavily textured popcorn ceiling. Phase 2: Living/Dining/EntrySince we have plans to eventually paint this area, getting the ceiling done along with the walls would make the most sense — cover the furniture one time & be done with it. This would also be the perfect way to punctuate other upgrades to the main level, including the kitchen renovation and pulling up the carpeting. Phase 3: The BedroomsThis was a simple decision to be last because these are the rooms we sleep in — we are definitely in no rush to mess with ceilings in the rooms where we sleep. Asbestos or no asbestos, we want to enjoy our bedrooms for a long wall before having to be displaced from them for ceiling work. Breaking it down this way made sense for us living in the house, to manage the scope and the costs. TO REMOVE OR COVER UP?After some research we discovered there were a few ways to deal with the popcorn ceiling for phase one —
To tackle it ourselves, only the first two options would be an option for us — we do not mess with drywall work! — and to hire it out, we’d likely have it drywalled. Having a professional drywall for us would give us peace of mind for the living & dining rooms, considering the height of the ceilings; and for the bedrooms so that they could get in and out. The media room, on the other hand, we decided we’d tackle ourselves since it’s one of the first projects we wanted to cross off our list & it has a manageable square footage. DIY POPCORN REMOVALMy husband looked into a few different techniques, which is how he decided on either scraping it off or applying putty. His first vote was for the latter — putty over the popcorn ceiling — to avoid having to actually scrap the ceiling. Plus it meant we wouldn’t be disturbing the popcorn ceiling — it had already been painted over, so continuing to cover it up would be a problem when it comes to asbestos. With a lightweight ready to use joint compound, my husband began the experiment. Of the three choices, I mentioned it is TRULY the most tedious. The application is pretty straightforward though — like spackling — so that made it relatively easy; but because of how tedious it is after a day, he knew this was not going to be as quick as he’d like. Full disclosure: my husband has a full-time job outside the house so we try to budget his time on projects in a way that keeps him from feeling burnt out & overworked. After scouring the internet a little more, he found what seemed like another “to good to be true” DIY solution. He picked up a 2 gallon pump sprayer, filled it with a vinegar & water solution, and got to experimenting. I can’t say exactly what the vinegar to water ratio was, but the internet says 1 part vinegar to 10 parts water, and that feels about right. Before he could do anything though, since now we would actually be messing with the popcorn, we had to test it for asbestos. We purchased a testing kit to test a small sample. We received the results about a week later & as we suspected, there was no asbestos present. To prepare, we had to cover the floor and plastic off the room to keep dust as contained as possible. Starting at the opposite side of the ceiling — opposite to where he’d applied the putty — he sprayed & saturated sections of the popcorn ceiling then used a scraping tool to remove the texture. Once the texture fell off, he’d sand the area (hence the dust concern) then rinse & repeat. You guys! You guys! I dunno that I can fully express how easy this was! His only regret at this point was not trying this sooner because he eventually had to go back and scrap the part of the ceiling that he’d already puttied. But you live to learn. Going section by section, he was able to remove nearly all of the popcorn ceiling in the room as a weekend project. And I say nearly because he hadn’t removed the crown molding, which was applied after the popcorn ceiling so that perimeter was still there. The removal was followed by priming and painting the ceiling. WHEN TO HIRE OUT AND WHEN TO DIYI have said on more than one occasion that we are not DIYers so our first instinct will always be to hire a professional, but we are always mindful of what’ll cost us in terms of time & money. In asking around, hiring a professional could cost us anywhere from a couple hundred dollars to thousands depending on the method and square footage. This room being around 350 sq. ft. could easily cost us close to $2,000 on the low end, just over $9,000 on the high end. Instead, it cost a weekend and less than $50. Pretty worth it right? But this was only one room! One room that wasn’t in use… one room with flat ceilings… one room that confirmed that for the other rooms, we’ll be hiring it out & you’ll see why. The remaining popcorn ceiling spaces, as I said, we’re going to tackle in phases; but having done one room ourselves gave us insights into why the cost of professional removal is what it is, and helped us better assess which methods we’d want in the other rooms. As it stands, considering how messy scrapping really is — the dust from sanding is like sand after a trip to the beach… it gets into everything, everywhere! — we’re thinking drywalling over it will make the most sense. The remaining rooms all have higher ceilings, even if only by a little, than the room we did; so the additional drywall still wouldn’t make the ceiling feel too close. In the meantime, the ceilings are basically out of sight, out of mind… well except in the bedrooms where the ceiling fans are also an eyesore. In the dining room, on the other hand, we’ve replaced the chandelier so it takes away from the popcorn ceiling — we welcome distraction. Since the ceiling was previously painted over — which was likely done to refresh the look of the ceilings — it makes the textured look and feel slightly less obnoxious…about as annoying as the textured walls. I think that since the majority of last year was focused on simply making it to the next day in one piece, dreaming up nonimportant things like trends was either impossible, seemed somehow insensitive, or honestly just pointless. But in 2021, even though we are by no means in the clear, dreaming feels ok to do again. So that’s what I am here to do with you…dream about decor. Some of these trends were a surprise and some I’m curious to see if you can get on board with. But hey it’s design so it’s supposed to be fun, weird, and challenging even. Let’s get into it! Talk About A Dream…Blue Pastels As The New NeutralYep, blue-toned pastels are here and are extremely chic. Last year, we predicted that cool mint would take over 2020. Now cool mint is by no means dead but it looks like its pretty pastel cousin is taking over for 2021. As if natural canning isn’t stunning enough, slap on a pastel blue like this and you my friend are cooking with some serious design gas! This whole house is covered in a similar blue and looks like what living on a cloud would feel like…the chicest cloud ever. This blue really elevates the space while still keeping the vibe soft and neutral. Yes, I too want to work in this office. It’s simple yet inspired and that baby blue makes the entire space POP! But what I love is that it’s isn’t distracting but softly enhances. (Also that brass framed interior window is everything). So while a pastel blue isn’t inherently a kid color, it sure does make sene/look SO good as the entrance for this kid’s reading nook. Also gold and pastel blue for the win! In this apartment, they decided to use a pastel blue as their room divider curtain which is such a fun choice if you are looking for soft but not boring color. If they had to pick a color, I think this was the way to go. This Isn’t Your Early ’00s BrownRich, bold brown is here and I think it will be one of the biggest trends of 2021. Already a ton of big-box retailers are incorporating brown intro their more modern designs like this sofa from CB2. Typically it takes a while for these stores to really lean into currents trends so I am pumped. I myself am highly considering heading into this direction for part of my MOTO. So while we think that the rich, chocolatey browns are what will really hit, there are a ton of variations that have been popping up like Carley Page’s Interior Define sofa that’s more of a gray-brown or Sarah Ellison’s warm caramel-colored sofa. Options, y’all! This is that chocolatey brown is was talking about! Boy, is it pretty! I’m telling ya, keep an eye out. Here are a few more color variation options. On the left, you have Sarah Shinners caramel colored bedroom walls that I’m sure look as delicious and they must feel when you are in the room. Then on the right, you have a wonderful light gray-brown on the walls that when paired with rich warm tones like the gold, pink, and warmer browns, really just adds a beautiful depth to the space that doesn’t feel depressing in the least (which can happen with gray-browns). And just as a fun side note, this color is not just for decor but also for more permanent material like tile. Thoughts? Old World, New Look: TapestriesWhen I moved into my current apartment in November, a vintage tapestry felt almost required as part of the decor because of the building’s style. So when first started to really notice them, I thought it was an algorithm thing (I was seeing them because I was searching for them kind of thing). Turns out it wasn’t the algorithm, the rest of the design world is currently pretty into them too! They add texture, are usually pretty big meaning that they will take up a lot of wall space (buh bye blank walls), and add some visual whimsy. Let’s see how the pros are designing with them. This home is FULL of 2021 trends (it was also in our kitchen trend post for those diamond floors). But let’s focus on the tapestry at hand. While the colors are dark and muted, it still adds warmth and more visual interest to the room. Plus it nicely contrasts all of the modern elements. Wait, in all of these examples the tapestries are there to contrast the modern elements and I love that. Plus the moodiness of a tapestry kinda feels sexy when but in a modern space. Who knew tapestries would be the item to create a sexy vibe! Again, super modern space (what up enormous brass cherries?) and an extra-large vintage tapestry to balance. Yes, please! I do have to say that this framed tapestry is probably my favorite. It’s also a room designed by Ashe Leandro, who in my book can do no wrong. Since the room isn’t overly modern but unlike the others is a bit softer, I love that the tapestry has a modern edge with it being framed in a lucite case. So beautiful. After A Brief Break, Serge Mouille Lamps Are Back BabyNow, this was a controversial trend. And by controversial, I mean that Emily wasn’t entirely convinced when I said that Mouille Lamps were “back”. She didn’t think they really ever left which isn’t wrong. But my case for this being a 2021 trend was that I felt they had taken a back seat for the past few years and now were back in full force. Look, a classic is a classic but I’ll never forget when I was first designing my old living room and initially wanting to install one, I overheard Ginny saying that they were everywhere and getting to be a bit overdone (or something like that). Also, this was not in response to me wanting one. Ginny would never do that unless I asked her opinion! Naturally, I was like, “well, I don’t want to do something on a design blog that’s overdone!” So instead I used a Noguchi pendant lol (another VERY popular light fixture that Mel used in her MOTO). This topic is very much related to Mal’s post she wrote last week. Anyway, this stunning lamp took a bit of a breather but now if popping back up in a ton of designer’s portfolios. Wanna see? First, we have the ever talented Lea Johnson and her new basement oasis. She just installed this beauty and man does it make such a stunning impact. Then we have Crystal Sinclair with this cozy but chic living room (this home’s kitchen was also in this year’s trend post). As you can see instead of using wall art to create interest, she used beautiful, modern light fixtures… like this Mouille Chandelier:) Now, when most people think of a Mouille lamp, the classic black version comes to mind first. But if you want a white version, fear not and look at these beautiful examples. And just because I love them so much here are two more photos that both made my heart skip a beat. Natural Wood Framing: DIY Some Instant CharacterThis trend was one that might also be a little controversial since interior wood framing is usually original to a home but it’s also a very DIYable way to add some great interior character to your home. Plus, I’ve been seeing it a ton lately. With this incredibly cozy and textured home, I’m not sure if Ido and his partner, Kristina installed that framing or if it was there initially. From the article, this home was almost uninhabitable when they got it so who knows. But this one thing I do know is that it’s beautiful and cool. This is actually from The Proper Hotel in Austin, Texas that was designed by Kelly Wearstler. Clearly, they wanted to have a vintage meets modern look and by adding in the wood strips they achieved that in a really creative way. This framing definitely looks original but look how cool that mural looks in the nooks! Just a great way to add more depth to a mural/space. But look, not all of us can go screwing wood strips onto our walls. So this painted version (paired with beautiful vintage pieces:)) is such a great way to get the look without the potential wall damage. The Dramatic Bedroom Curtain WallSo Sarah Sherman Samuel did this behind-the-bed-curtain-wall look last year in her main bedroom and since then I’ve been seeing it more and more. 2021 trend? I think yes. Let’s dive in. This was Sarah’s bedroom update last December and while I love her first version, this one is more up my alley. The curtains give the room a ton of movement, what could be called a secondary headboard, and lots of privacy. But what I love the most is that large black circle. It’s SO GOOD! Here we have another neutral curtain wall with a bold piece of art hanging in front of it. They took it once step further and mimicked the curtain folds intro the headboard and the bed frame. Pretty interesting! But curtain walls don’t always have to be cream or gray but instead can be a great way to add a bold color moment in the bedroom. I love the orange but boy does that pink curtain and yellow mirror combo just have my eyes dancing. Statment Desks Are The New BlackThis is probably a no brainer, right? Those of us lucky enough to work from home have been thinking pretty non-stop about our “offices” and the desk is our first stop. I know that I am in the process of finding a sick desk because well, it’s in my living room so I want it to look really cool! And from what the internet is telling me…I’m not alone. Kellie Brown is the queen of post-modern interiors. If you don’t follow her you should be. This stunning stone design makes me so happy and is a total showstopper. I love that it doesn’t scream desk but easily functions as one. That’s something I am heavily thinking about. Also fun fact, one of Emily’s best friends Scott styled this shoot! So this one may look more like an actual desk but OMG is it cool! Plus look at that storage (something I often forget to consider:)). And here we have a gorgeous wood beauty that would knock anyone off of their feet! That curve, those legs…it’s just special. Wall Dividers That Have More Than One FunctionThis to me is another covid inspired trend because we all need a little more privacy. Plus there are truly so many great room dividers available these days that can really make a space pop. Let me show you how. Tell me that green divider doesn’t make this room sing! Its color and shape are unexpected and it just adds the perfect amount of something “weird” in the space. Now, I’m not sure if it’s simple decor or if it’s used for its privacy purpose but regardless it’s perfect right where it is. Oof! The first time I saw this apartment my jaw hit the floor. Yes, it’s custom (or I assume from looking at it) but it’s undeniably cool and totally functional. Five stars for small space creativity! Also, I love the color palette:) I told you this house was full of trends! Here is likely another example of a room divider being used for decoration as opposed to privacy. But regardless it looks awesome and again brings warmth to this space. Single Color Rugs… I Know WILDThis is the most surprising trend to me and while I’m not opposed, I’m not sure if I’m 100% on board. Why? Well, what I love about rugs is the ease with which they can bring pattern into a space. So if you remove the pattern, then you have to work harder to create visual interest elsewhere. Again not bad but I have one eyebrow raised. First off I am not in the least bit surprised that YSG is on this trend because well, they are trendsetters! But here they not only have what looks like a patterned wall-to-wall carpet, but the texture of the chairs, table, and light fixture offset the lack of pattern in the rug. Plus the mauve tone on tone looks awesome. Another really modern space. Why I think this solid green rug works is because there is so much movement and texture on the walls (roman clay? limewash? Not sure). So I think the moral of the story is that if you want a solid rug you need to have bold texture elsewhere. First off, go look at this house, it’s incredible. Second, look at that solid yellow rug (that isn’t following our rules but still looks super cool:)). This works because again, lots of texture in the space, and this rug gives the room the bold pop of color it needed to feel vibrant. I’m very into this trend here. Now, this solid rug has more texture than the others and beautifully contrasts the lighter tones of the rest of the space. Plus it’s has been deemed by the design firm “the healthiest condo in Canada.” So maybe there’s something to solid rugs and our health:) Reeded Accent WallsThis trend is hot off the press because I just started to notice it after our incredibly talented contributor Malcolm created this DIY headboard (progress photo below). Then I saw it on another blogger’s site and she was inspired by Studio McGee. Now if you are curious what’s the difference between reeded and fluted wood go to this visual. So while dowels took over 2020 and have a similar look, we say that the reeded (the more delicate version) wood feature is here for 2021. Here’s a close up of Malcolm’s AWESOME DIY headboard (still in progress) but will be revealed soon! It feels chic, current, but with a little traditional vibe to it. We can’t wait to see it all done! Next, we have designer and blogger Fariha and her incredible reeded bedroom feature wall. Also, it’s a DIY! It looks so good and we hope to see more of it this year. Fariha said she was inspired by Shea McGee’s bedroom hallway which is also so beautiful. We can see why she was inspired and why we think it has juice for 2021. OOOOk that’s that. So when we looked at our “budget” we said let’s splurge on the downstairs and save on the upstairs. No offense to our children and future guests, but we are absolutely prioritizing our new bedroom suite over their bedrooms Listen, they’ll be fine – Brian wants to get alpacas and they’ll have a sports court for goodness sake. So here we go. Let’s go on a video tour of the WHOLE HOUSE, shall we? (Just let the ad in the beginning play through:)) THE LANDING AND STAIRSWhen you walk into the house you immediately turn and see the stairway to the second floor. It is surprisingly grand and beautiful. I was corrected in the comments last week by many of you who said that older homes of this age actually did typically have taller ceilings – whoops – so I was wrong about that, but I guess the older homes I’ve been in have felt more sweet and cramped (and I know your Europeans are laughing when I say ‘older’). This stairway is so wide and grand and the rooms are just so roomy – I LOVE it. My brother, a true bull in a china shop, won’t stop talking about the width of the stairway. He can do so little damage in there. As I mentioned before we are likely keeping that pretty original window (this one we might not have to restore, crossing fingers). We are almost positive that underneath the carpet is wood flooring and if so we are going to rip out the carpet and then assuming the wood is in good condition, paint the flooring. Then we’ll add a pretty stair runner (with a brass rod) to make it cozier and warmer (and help with sound). Most of the trim work – the stair molding, handrails, and that tiny little closet will be kept and just painted. I originally considered redesigning the stair railing because I’ve grown to love them as an unexpectedly pretty feature but I’ve since changed my mind. THE LANDINGHow sweet is this little landing? It’s big enough even for a homework area (maybe that’s where the computers go when they are older?) and really connects the rooms in a friendly way. We love the doors and will likely refinish and paint them. The flooring will get a fun painted pattern and maybe we’ll put in a skylight to bring in more light. It already has that pretty window so maybe we don’t even need a skylight. It doesn’t feel that different than our LA home in the sense that all the bedrooms are close to each other and share a landing, which just creates a good feeling. Challenge #1 and a Splurge – Can We Add a Laundry Closet?One of the only things I wanted to do up here on the ‘luxury’ side was to add a laundry closet to the landing. Having laundry on your bedroom floor (if you can) is so nice in a million ways (avoid that schlep). Since COVID, our kids have to do their own laundry (fold and put away), and having their own (not mixed with ours) is going to make it that much easier (with less excuses). Hot tip that every parent knew but me – if you tell them that they have to wash, fold and put away all their own clothes, guess what happens? They produce way less dirty laundry. I overheard Birdie asking Charlie, “Do these jammies stink? Mama said if it doesn’t stink it’s still clean’. It might sound gross to you, but it’s a pretty darn proud moment as a parent to get them to think about conserving work, time, water, and wearing things multiple times if they aren’t dirty or ‘stink’, as she put it. We do laundry and deep clean the house on Sundays and they get a sundae when it’s all done – sundaes on Sundays is a very fun tradition. Even if/when we have help cleaning our house again by a service, these kids will do their own laundry. So yes, I want them to be able to have their own washer and dryer upstairs so I never have to do their laundry. But where can it go? I figured it would be in the landing like where the linen closet is but Anne (Arciform) has a better idea – stay tuned! THE BEDROOMSThese bedrooms are GREAT. The bones are just so good and not one feels compromised. All three are corner bedrooms which means they each have 2 walls of good light (3-4 windows each). They have tall ceilings and are pretty spacious (225 square feet). For now, the kids want to still share a room. I think going from sharing a king bed here, to moving states, moving homes, moving rooms, being in separate beds (it’s time) and then being on a different floor from their parents is going to be a lot of change (not to mention new school, new friends, new weather). So we are thinking one bedroom for them to sleep in one bedroom as a playroom til they are ready to separate, and the third will be a guest room. They are best friends and if they want to share a room til they are 9 and 11, that’s fine by us (10-12 yrs old is usually when the older one wants autonomy + the whole puberty thing… ). THE BIGGEST CHANGES TO ALL THREE BEDROOMS:
THE HALL BATHROOMThis house is 2 bathrooms now, but we’ll make it 2 1/2 which doesn’t sound like a lot, but I actually think is totally fine. The kids and any guests will share this bathroom as there isn’t room to really put another one in here nor do I think they need it. This is the room that if we weren’t renovating we’d likely just update a bit – it’s pretty cute! It was renovated in the ’80s and I know that a lot of you responded to the tile. Here is our rough plan or at least our first thoughts:
As I stated at the beginning – it’s become clear that doing what we want to the downstairs will be a pretty penny, so for every decision upstairs we are asking ourselves ‘Do we really need to do this? If so, how can we save money?‘. While we have to open up the walls and ceiling in the bedrooms to update the electrical and HVAC we are limiting the luxuries and anything that doesn’t need to happen. Quite literally every move you make costs money – even slightly reframing a closet can set off a domino effect where you then have to account for the trim work, the flooring underneath, etc. So we are being pretty conservative up here which feels really, really good. Less design time, less construction, less finishes to decide on – just make it safe and functional (and fine, beautiful) and don’t overthink it. This is a problem of mine and I’m often grateful for it where I benefit (like our bathroom up here which is a DREAM to be in) but these rooms are nice, spacious, have great light, and some sweet details – they don’t need to be totally re-invented. Coming up next – the *final* floorplans, and I think we all know it won’t be final… but we are getting super super close and we are SO EXCITED. Go and enjoy all of the wonderful surprises this home has in store for you. From Emily: Brian’s new favorite sweatpants might make you smile. We aren’t sure whose they are – I don’t think they are mine, but technically they are from Stars Above which is a technically women’s brand at Target. He found them in the closet, threw them on and every day is like, ‘do you know whose these are? They are so comfortable’. So the other day I said – ‘show me the tag we apparently need to get you more of these because you won’t stop talking about how soft they are’ and that’s when I saw they were Stars Above joggers in Medium. He thought it was hilarious and was like, ‘no seriously, order me a couple more while you are online’. So we did. Also From Emily: I know I’m not alone in being completely BLOWN AWAY by Amanda Gorman’s performance at the Inauguration on Wednesday. Naturally, I wanted to know more about her and found out that she has two books that we can all preorder now! One for the older kids like us and one for kids. Basically, I am buying them both because preorders are SO important to a book’s success and getting on lists like the NYT Bestsellers list. I am sure that won’t be a problem for her after Wednesday but regardless, I think we and our children need these books:) ALSO if you are a middle or high school teacher PBS put out a lesson plan that discusses Amanda’s poem. Pretty awesome. From Ryann: One thing I am committed to in 2021 is reducing as much waste as possible and right now I want to stop using paper towels. In the past, I’ve tried replacing them with reusable bamboo towels (which don’t last) and washcloths (which are annoying to wash and manage). I was pretty desperate for a new solution so when my friend recommended these Swedish Dishcloths I knew I needed to try them. Turns out they are super absorbent, crumbs don’t stick to them, they dry fast, and are easy to wash. I love them so far and if anyone has other product recs for replacing paper towels and other single-use items, please do tell! From Jess: Olive and June just restocked at Target and if you are at all interested in trying their products DO IT. My friend and I were just talking about how it’s our favorite nail polish to use. And use it I do. I give myself a little manicure almost every Sunday to make myself feel fresh for the week (or as fresh as I can get). I do have to say though that this brush and this nail polish remover jar are the real game-changers! The first time I ever used a brush to clean up my little nail polish mishaps was in October when I got the full set as a birthday present. Now I won’t do a manicure without them. It’s what makes them look like they were maybe done at a salon. Also From Jess: Armchair introduced me to ANOTHER incredible podcast from the only and only Common. First off their interview was the best and made my Monday. Then I listened to Common’s podcast Mind Power Mixtape on Audible (included in the app) and couldn’t stop. Yep, I listened to all 6 episodes in one day because I have zero self-control. From what I understand this is a limited series which makes me sad because I want more. I was going to pick a favorite but I don’t think I can. Just go listen and your day will be better I promise. Also Also From Jess: Whew I’ve got A LOT to say today but this is the last one I promise. So you may know that candles were my 2020 epiphany. I know very late to the party. But my friend just turned me onto the more affordable version of the Fraiser Fir Candle and it’s at Target! It’s called Sugared Birch (it comes in a variety of vessels) and thank god for my friend because I would have never even picked it up with that name. Sugar to me equals sweet and sweet candles are not my jam. But alas it’s perfect and if you are happy to have your tree down but sad the smell is gone, pick yourself up on of these babies. From Albie: Hello luxury! I’ve always had a love hate relationship with drapery hardware because, on the one hand it’s jewelry in the room, but on the other hand I certainly wouldn’t want my jewelry taking away from my outfit aka the drapery itself. This rod set is a win win — the acrylic keeps it low profile while the gold endcaps are just enough bling to make it matter. And I have to admit that these are a great alternative to investing in custom treatments, especially for renters who wanna elevate their windows while they’re in the apartment but also want to take it with them later. From Mallory: My sister bought the Malibu Farm cookbook recently, and I didn’t think much of it as someone who has never been to the actual restaurant in Malibu (can I even call myself an LA resident??) but I was SHOCKED to see how insanely good the recipes are given there’s so much hype around it… but there’s literally a GRILLED chocolate cake in there and some INSANE looking dinners I’m dying to make. Plus the woman who started Malibu Farms, Helene Henderson (no her and Emily aren’t related) is such a boss ass lady and I want to be her. If you’re tired of cooking the same things, grab a copy and enjoy!!! From Caitlin: I wanna share my all-time favorite podcast episode about a seemingly-normal man named Paul who started a website that fulfilled prescriptions online (without an in-person doctor’s appointment!) in the early ’00s. It obviously got very shady VERY quickly – and it was definitely abused – but after years of site growth, he was faced with a choice: get everything above-board OR keep it running as-is with the hope of not being arrested by the government. Paul eschews both of these options and instead becomes a full-on murderous kingpin who traffics drugs from North Korea and moves gold across Africa and SOMEHOW IT GETS CRAZIER FROM THERE. (The podcast also has a full transcription – it’s VERY long but if you made it through Ann Patchett’s essay, you will breeze through this while on the edge of your seat!!! The full book documenting the story is here and also SO GOOD.) Also From Caitlin: Last week I learned that these uni-balls are Obama’s favorite pens. I was #penfluenced and they are, in fact, very good. (They come in purple too! With this link recommendation, I have solidified myself as the least-cool person on this team. “Do you guys wanna know what kind of pens this one man used between 2009-2017???” I’ll be in my room, attaching my own ‘kick me’ sign to my back.)
